  • Oversee the maintenance and continuous operation of all building systems across India including Fire safety, mechanical (HVAC, plumbing, controls), electrical (Lighting, UPS, PDU, Generators, Switchgear), and temperature controls systems in critical environments by utilizing staff and contracting with outside vendors as necessary.
  • Responsible for the implementation and ongoing compliance with the Critical Environment Awareness Process (CEWA).
  • Develop and obtain approval regarding Maintenance Critical Environment Work Authorizations (CEWA) for assigned facilities and systems.
  • Supervise and manage maintenance staff including hiring, training, and personal development
  • Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, predictive, and reactive maintenance procedures.
  • Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment. Implement, administer, and manage safety training programs for operational staff.
  • Attending HSE-related audits. Develop and maintain HSE Risk profiles for facilities.
  • Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building's infrastructure. Alerting management of building discrepancies.
  • Assist in the development of a Capital Plan which would include planning for infrastructure upgrades and equipment replacements to ensure the buildings future capabilities are maintained.
  • Responsible for providing technical input and support to facility projects and modifications, including construction support, commissioning, and final acceptance, as applicable Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings and single-lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Governmental regulations and legislation.
  • Responsible for overseeing the activities of contractors working within the building for the preparation of Critical maintenance and repairs to Critical Systems serving Trading Functions, Fire Safety, Data Centres, SER Rooms, and Telecom Closets
  • Facilitating CBRE / BAML in the implementation of the Critical Awareness Program (CAP)
  • Provide a technical overview to ensure all work efforts will not jeopardize building critical functioning.
  • Technical input to all aspects of subcontracted resources including contract negotiations for Specialist Service Providers.
  • Responsible for engineering vendor management. Approaching and negotiating with vendors for Service contracts and Service Level Agreements. Follow up for PO and payments.
  • Review of engineering vendors for service and other responses on a quarterly basis.
  • Provide technical assistance to ensure there is minimal disruption to the functionality of the building.
  • Liaise with other property and facility managers to understand all necessary aspects and needs of operational development
  • To assist, produce and construct the current CEWAs and Risk Assessments which are an obligatory requirement at BAML facilities.
  • Ensure Safe Systems of Work are implemented and Health and Life Safety regulations and requirements are complied with at all times
  • Manage staff appraisals, discipline, training, and development, according to company standards and those laid down by the contract.
  • Raising and implementation of Change Request in ITSM portal for all Critical Space related activities
  • Raising and follow up for Long Term & Short Term E Form in Critical Rooms
  • Develop and maintain 52 weeks PPM Planner for all the Critical and Non-critical engineering equipment
  • Raising and follow up for Facility Incident Reports (FIR) in the portal for all the critical engineering equipment
  • Develop and maintain an asset list of all the engineering assets in the 360 portal. Raising and approval for PM waiver.
  • Updating all the preventive and corrective work orders regularly in the 360 portal.
  • Develop and updating Critical Facilities Escalation and Area Report (CFEAR) on a quarterly basis.
  • Develop and updating track record for Energy Consumption and Critical Load System Dashboards.
  • Attending IST and assisting in engineering project handover, snag identification & rectification, and project closeout procedure.
  • Develop and implementation of Standard Operating Procedures, Emergency Operating procedures, Standard Maintenance Procedures for engineering equipment
  • Attending, develop and maintain documents for engineering-related audits.
  • Opting for online energy invoices to get prompt payment discounts and PF related incentives
